Babcock Ranch HOA Fees

Babcock Ranch HOA fees can vary substantially from one community to another, but the HOA number alone doesn't always tell you what a particular home will cost to own. Depending on the property, buyers may need to account for Babcock Ranch Residential Association charges, a neighborhood HOA or service-area assessment, a separate BRCISD assessment, and in some communities additional condominium, golf or club costs.

I've put this guide together to make those different layers easier to compare. The community fee ranges below are a useful starting point, but when you're considering a specific home, the actual property should always be checked before you make a decision.

HOA and ISD Costs Are Questions I Think Should Be Answered Upfront

HOA and ISD costs are among the most common questions I get from prospective Babcock Ranch buyers — and I think they should be addressed early, not after you've already decided on a home.

The challenge is that the total cost isn't always represented by one simple "HOA fee." Fee information can be spread across association budgets, builder pricing information, district assessment schedules, property records and contract documents.

Builder sales representatives can be very helpful and know their own homes and communities well. Their role, understandably, is centered on selling the homes their company offers. I've seen buyers become aware of certain ownership costs later in the process than they expected — sometimes when they're already preparing to sign.

I prefer to address those numbers upfront. When I'm comparing Babcock Ranch homes for a buyer, I don't stop at the HOA amount shown in a listing. I want to know what that number includes, what is billed separately, which BRCISD assessment applies to the property, and whether there are additional condo, golf, club or community-specific costs.

Two homes with the same purchase price can have very different carrying costs. That's why I think the actual fee structure of the specific property matters more than simply asking, "What's the HOA?"

Every residential property in Babcock Ranch is part of the Babcock Ranch Residential Association, or BRRA. For 2026, the recurring BRRA charges total $136 per month equivalent.

These charges are collected quarterly, making the current recurring BRRA amount approximately $408 per quarter.

Important distinction: I would not describe the entire $136 as simply the "master HOA fee." For 2026, the Master Association assessment itself is $90 per month, with the separate $45 internet assessment and $1 environmental fee bringing the recurring BRRA total to $136 per month equivalent.

Neighborhood HOA Fees and BRRA Service Areas

This is where Babcock Ranch gets more complicated. Not every neighborhood is structured exactly the same way.

BRRA Service Areas

Several of the earlier Babcock Ranch neighborhoods operate as service areas under the Master Association rather than through a completely separate sub-HOA.

Current BRRA materials identify Trails Edge, Lake Timber/Bullhorn, Parkside, Lake Babcock, Lake Babcock Estates and Edgewater as service areas.

Separate Sub-HOAs

Other Babcock Ranch communities have separate neighborhood associations with their own management, budgets, rules and assessments in addition to the community-wide BRRA charges.

That's one reason the total monthly-equivalent association costs can look very different from one neighborhood to another.

What this means when you're comparing homes: don't assume two properties have the same fee structure simply because they're both located in Babcock Ranch. I want to know the actual association structure tied to each address.
Separate From the HOA

Does Babcock Ranch Have CDD Fees? Understanding BRCISD

Buyers moving from other Florida master-planned communities often ask me about the "CDD fee." At Babcock Ranch, the district you need to understand is the Babcock Ranch Community Independent Special District, commonly abbreviated BRCISD.

BRCISD is an independent special district responsible for certain infrastructure, facilities and services within Babcock Ranch. Its residential assessments are separate from the HOA and BRRA charges.

Most importantly, there isn't one BRCISD number that applies equally to every Babcock Ranch property. The published assessment can vary by community, development phase and home or lot type.

Separate From HOA The district assessment should not be treated as part of the monthly HOA figure shown in the community cards below.
Property-Specific The annual amount can vary depending on the community, phase and property or homesite classification.
Verify the Actual Home I prefer to check the assessment that applies to the specific property rather than use a generic Babcock Ranch estimate.
A good example is Creekside Run: the official 2026 BRCISD schedule lists different annual assessments for its 42-foot, 52-foot and 62-foot homesite categories. That's exactly why I don't add one generic "ISD fee" to every Babcock Ranch home.

Do not treat these as the property's complete carrying cost. These figures are already the total recurring association cost for each community — you should not add the $136 BRRA total from above on top of them. They also do not include the property-specific BRCISD assessment. Depending on the property, additional condo, golf, club, insurance or other ownership expenses may also apply.

Why I include these here: a buyer asking "what are the HOA fees?" is usually really trying to understand what owning the home will cost. I think it's more useful to identify the different categories of cost than to give someone one monthly number and stop there.
Property-Specific Due Diligence

What I Verify Before My Buyers Purchase

Fee schedules change, and even homes inside the same community can have different costs depending on the property type or phase. For a specific Babcock Ranch home, these are the things I want to confirm.

BRRA Charges The current Master Association, internet and environmental assessments.
Neighborhood HOA or Service Area Which association structure applies and the current assessment for that property.
BRCISD Assessment The district assessment applicable to the home's community, phase and property classification.
Condo or Exterior-Maintenance Costs Any additional association charges and what those fees are intended to cover.
Golf or Club Costs Whether a property carries golf, social or other club-related obligations and what currently applies.
One-Time Closing Charges Working capital, resale enhancement fees and other transaction-specific association charges when applicable.
My approach: If I know the current answer, I'll tell you. If something needs to be confirmed with the association, district, builder, seller or current documents, I'd rather tell you that and verify it than guess.

Can Babcock Ranch HOA fees change?
Yes. Association assessments can change with future budgets, insurance expenses, maintenance requirements, reserves and other community costs. That is why I recommend verifying the current amount for the property rather than relying on an older listing or online figure.
Are there one-time association fees when buying in Babcock Ranch?
Current BRRA closing information lists an $816 working-capital fee per closing. It also lists a Community Enhancement Fee equal to 0.25% of the final sale price on owner-to-owner resales. The resale enhancement fee does not apply to builder-to-owner sales under the current BRRA guidance.
Why can two similarly priced Babcock Ranch homes have very different ownership costs?
The purchase price is only one part of the comparison. Different homes can have different neighborhood HOA costs, BRCISD assessments, condo expenses, golf or club obligations and maintenance responsibilities. I prefer to compare the complete fee structure of the actual homes rather than use purchase price alone.
