Regency is a gated 55+ active-adult community by Toll Brothers with active new construction, single-family homes in the Lago and Sol Collections, and the private Veranda Amenity Center.
Regency is no longer the only 55+ choice in Babcock Ranch now that Alta Key has joined the active-adult market. That makes the decision more interesting: buyers can now compare two very different 55+ housing and ownership models instead of deciding simply whether they want Regency.

My Take on Regency
Regency is a different kind of search than most Babcock Ranch communities because so much depends on how you plan to use the Design Studio. A Lago quick move-in and a fully custom Sol build-to-order aren’t really the same purchase, even when the base prices look close on paper — I’d rather a buyer know their realistic design budget before they fall in love with a base price.
I also think the Regency-versus-Alta-Key question deserves more attention than buyers usually give it upfront. It’s easy to compare the two on price alone, but Alta Key’s 99-year land lease is a fundamentally different ownership structure than what you’re getting with Regency — that’s not a detail to discover after you’ve already picked a favorite.
If a Terra villa comes up on resale, I wouldn’t dismiss it just because it’s no longer part of the current builder lineup. For some buyers, the smaller attached footprint and lower maintenance actually fit better than a new Lago or Sol — it’s just a genuinely different product, not a lesser one.
Is New Construction Still Available at Regency?
Toll Brothers currently markets two active Regency collections: Lago and Sol. Both are single-family products, and the current builder lineup includes base-plan opportunities along with quick move-in and move-in-ready inventory.
The actual comparison can change substantially depending on the home. Some quick move-ins already include pools, premium homesites, structural selections or designer-appointed interiors, while a build-to-order home can provide more opportunity to make selections before construction progresses.
Lago vs. Sol
The current Regency lineup is much simpler than the original three-collection structure. Today, Toll Brothers is actively marketing Lago and Sol. Both are single-family collections, but the homesite size, home size, garage configuration and starting price are different.

Toll Brothers currently shows six base designs in Lago. Current quick move-in inventory can also include earlier or previously offered designs, so an available home may not always match the current base-plan menu.

What Floor Plans Are Currently Offered in the Sol Collection?
Sol is the larger current Regency collection, with 60-foot homesites and six Toll Brothers designs. Current base plans include three-car garages and a broader square-footage range than Lago.

What Happened to the Terra Collection?
Regency originally included a third product line, the Terra Collection, consisting of attached duet-style villas. Toll Brothers announced final Terra opportunities as the collection approached completion, and Terra is no longer shown as an active collection on the current Regency sales page.
That does not make Terra irrelevant. Those villas are now part of Regency’s resale inventory and give 55+ buyers an attached-home option inside the community that is very different from today’s active Lago and Sol single-family offerings.
If you are comparing a Terra resale with a current Lago or Sol home, I would look closely at maintenance responsibilities, HOA structure, homesite, existing upgrades and total ownership cost rather than comparing price alone.
What Amenities Does Regency Have?
The Veranda Amenity Center is now open and is exclusive to Regency residents. This is a major part of what separates Regency from simply buying a 55+ home elsewhere: residents have a private recreation and social environment inside the neighborhood in addition to Babcock Ranch’s broader amenity network.
Can Regency Buyers Personalize a Toll Brothers Home?
Toll Brothers offers extensive designer selections for eligible build-to-order homes. Depending on the home and construction stage, buyers may be able to personalize flooring, cabinetry, countertops, interior finishes and other design elements through the Toll Brothers Design Studio.
That flexibility is one of Regency’s meaningful differences from Babcock Ranch communities where buyers are primarily choosing among preselected packages or completed inventory.
It also means the advertised starting price should not be treated as the expected finished price of a heavily personalized home. I would establish the home, homesite and structural priorities first, then understand the realistic design budget before comparing Regency with another community.
Is Regency the Only 55+ Community in Babcock Ranch?
The arrival of Alta Key by High Point Living changes the conversation for buyers specifically seeking a 55+ community in Babcock Ranch. Regency remains a distinct option, but buyers now have another active-adult community to consider.
Toll Brothers new construction with current Lago and Sol single-family collections, a gated neighborhood, extensive builder personalization, and the private Veranda Amenity Center.
A newer High Point Living active-adult option with smaller single-level homes and a different ownership structure. Alta Key is structured around a 99-year land lease rather than traditional fee-simple ownership, making the financial comparison materially different from buying in Regency.
Where Is Regency Located?
Regency is located in the newer portion of Babcock Ranch, with the Toll Brothers sales center at 44453 Little Blue Heron Way. Its location gives residents access to both the private Regency amenities and the larger Babcock Ranch town, trail, park, shopping and recreation network.
When comparing Regency with another community, I would consider how much you value having a private amenity center inside the gate versus relying more heavily on Babcock Ranch’s shared amenities.
What Are the 2026 BRCISD Assessments for Regency?
Regency properties are within the Babcock Ranch Community Independent Special District. BRCISD’s published 2026 schedule includes both operations-and-maintenance and debt-service components, with the total depending on property type and homesite category.

These are district assessments, not the entire cost of ownership. Buyers should also confirm the current Regency HOA, Babcock Ranch master residential fees, property taxes, insurance and any property-specific charges.
