Verde at Babcock Ranch
Verde is Pulte Homes’ gated single-family community in Babcock Ranch’s MidTown district, with 399 planned homes, private neighborhood amenities and an increasingly broad range of floor plans.
Pulte currently lists 12 home designs across Garden, Classic and Estate collections, ranging from approximately 1,433 to 3,416 square feet. Buyers can choose from smaller one-story layouts, larger two-story homes and newer Estate designs with three-car garages.
Pulte Homes Active New Construction Gated MidTown 399 Planned Homes 3 Collections 12 Current Designs 1,433–3,416 Sq Ft
Verde currently offers a mix of build-to-order and quick move-in opportunities depending on the plan, release and construction stage. The current product lineup is broader than it was during the community’s earlier phases.
The biggest change is the addition of Pulte’s Estate Collection, giving Verde three current product lines instead of the two-series structure shown on the older version of this page.
Considering a new Pulte home in Verde?
Pulte’s sales team represents Pulte. My role is to represent you — helping you compare floor plans, homesites, quick move-ins, future construction, incentives, included features, HOA and BRCISD costs, contract terms, inspections and alternatives throughout Babcock Ranch.
In many new-construction transactions, the builder pays the buyer’s agent commission. Builder policies can vary, so it is best to contact me before your first model-home visit or builder registration.
Older Verde material often describes nine floor plans divided between the Garden and Classic series. That is no longer the complete lineup.
Pulte now lists 12 designs across Garden, Classic and Estate collections. The newer Estate offering adds Astoria, Bloomfield and Everly, all three-car-garage, single-story designs.
There is also a name change worth knowing if you have been comparing older material: the current Classic lineup lists the Crestmere at 1,662 square feet. Older Verde references may show a Cresswind at the same approximate size, so I would use Pulte’s current plan name when comparing available homes.

Pulte currently publishes 12 home designs at Verde. Availability can change by release, homesite and construction stage, so treat this as a reference to the current design menu rather than a guarantee that every plan is available to build today.

The Estate Collection changes the way I would compare Verde. Buyers who want a single-story home with a three-car garage no longer have to leave Verde’s Pulte lineup to find that combination. Astoria, Bloomfield and Everly create a product tier that did not exist in the original nine-plan version of the community.
Build-to-Order vs. Quick Move-In
How Much Can You Personalize at Verde?
I would not describe every Verde home as simply having a fixed pre-selected package. Pulte currently markets personalization within its home-building process, but the amount of choice depends heavily on the specific home and its stage of construction.
A build-to-order opportunity can allow more decisions before construction reaches certain milestones. A quick move-in home may already have most structural choices, cabinetry, counters, flooring and other selections completed.
Build-to-Order Potentially more opportunity to select options, depending on the plan, release and construction deadlines.
Quick Move-In Faster path to occupancy, but many selections may already be complete.
Structural Options Confirm available plan-specific changes before contracting; not every option remains available at every construction stage.
Finished Price Compare the actual home price after lot, structural options and incentives rather than comparing advertised base prices alone.
Private Neighborhood Amenities
Verde’s Pool and Cabana Are Open
Verde has its own private community pool and covered cabana in addition to the broader amenities available throughout Babcock Ranch.
That makes Verde different from a community where the home purchase relies entirely on town-wide amenities. Residents can use the private neighborhood pool while still having access to Babcock Ranch parks, recreation and gathering spaces elsewhere in town.
Private Pool Neighborhood pool reserved for Verde residents.
Covered Cabana Shaded poolside gathering space within Verde’s private amenity area.
Gated Entry Verde is one of Babcock Ranch’s gated neighborhood options.
Babcock Ranch Amenities Verde residents also have access to applicable town-wide parks, trails and resident amenities.
MidTown Location
Verde Is in Babcock Ranch’s MidTown District
Verde sits in MidTown, the portion of Babcock Ranch organized around newer neighborhoods and the expanding PKWY park and preserve corridor. Pulte’s current Verde sales center is located at 44252 Kelly Drive, Babcock Ranch, FL 33982.
The MidTown location makes Verde worth comparing with other current new-construction communities including The Sanctuary, Sabal Glen and Palmetto Landing. The meaningful differences are not just builder and price; gating, private amenities, floor-plan choices, homesite feel and the amount of personalization can all be different.
Babcock Ranch uses the Babcock Ranch Community Independent Special District, or BRCISD. The published 2026 Verde schedule includes an operations-and-maintenance assessment plus debt service, with the total varying by official lot-width category.
$2,053.0640' Single-Family 2026 Total
$2,404.1050' Single-Family 2026 Total
$2,755.1460' Single-Family 2026 Total
Do not determine the assessment from the floor-plan name alone. The correct amount depends on the official homesite category for the specific property.
These BRCISD figures are separate from Verde’s HOA charges, property taxes, insurance and other ownership expenses. For broader comparisons, see the Babcock Ranch HOA and ISD fee guide.
Buyer Checklist
What I Would Compare Before Buying at Verde
Garden, Classic or Estate? Start with home size, garage needs and one-story versus two-story preferences before comparing individual plans.
Two-Car vs. Three-Car The Estate designs add three-car garages, which can materially change the usefulness of the home for vehicles, storage or a golf cart.
Build-to-Order vs. Quick Move-In Compare personalization opportunities against completion timing, incentives and the actual finished price.
Homesite Orientation, neighboring homes, open-space relationship and street position can change how the same floor plan feels.
Actual Included Features Verify impact glass, flooring, appliances, cabinetry, counters, lanai features and other specifications on the exact home.
BRCISD Category Confirm whether the property falls into Verde’s 40', 50' or 60' district-assessment category.
Builder Incentives Incentives can change the effective price significantly, especially when comparing a quick move-in home with resale or another builder.
