The Sanctuary is a gated William Ryan Homes new-construction community in Babcock Ranch, offering 15 current floor plans across the Coastal, Resort and Royal Collections.
The range is unusually broad: current homes run from the 1,488-square-foot Flora to the 3,593-square-foot Jasper, with one- and two-story designs, multiple homesite widths and extensive personalization available through William Ryan Homes and The Sanctuary’s onsite design center.

Coastal, Resort and Royal are all currently active. Buyers can compare base floor plans, available homesites and quick move-in inventory, with the amount of personalization depending on the home and its construction stage.
Current published starting prices reviewed August 12, 2026 begin at approximately $319,990 in Coastal, $404,990 in Resort and $502,990 in Royal. Those are builder starting points, not necessarily the finished price of a particular home after homesite, structural choices, design selections or other options.

The old plan list is no longer accurate. William Ryan Homes has reorganized the lineup over time. For example, Juno and Sweetwater are now Resort plans, while Captiva, Charlotte and Sawgrass are now in Royal. Jasper is also a newer Royal option that expands the current lineup to 3,593 square feet.

Watch the options, not just the plan name. William Ryan markets meaningful structural flexibility within these designs. A Charlotte, Jupiter or Jasper can look and function differently depending on selected flex spaces, bonus-room configurations, lanai extensions and other structural choices.
Homesite Setting
Preserve Is a Real Part of The Sanctuary’s Layout
When The Sanctuary was introduced, William Ryan Homes’ Southwest Florida division manager said that more than half of the neighborhood was surrounded by preserve area. That helps explain why natural surroundings became such a prominent part of the community’s original positioning.
I would not translate that into “more than half of the homes have preserve views.” Those are not the same thing. Some homesites have true preserve orientation, while others face lakes, neighboring homes, streets or other community land.
If the natural setting is one of the reasons you are considering The Sanctuary, I would identify the actual preserve-backing homesites first and then compare the floor plans that fit those lots.
Personalization
The Onsite Design Center Is One of The Sanctuary’s Biggest Differences
Babcock Ranch specifically highlights William Ryan Homes’ onsite design center, and the builder currently promotes Sanctuary homes that are far enough along in construction to shorten the timeline while still allowing buyers to choose finishes at the Design Center.
For build-to-order opportunities, William Ryan markets hundreds of personalization options across its Sanctuary plans. Depending on the plan and construction stage, those choices can extend beyond flooring and cabinetry into structural changes, flex spaces, expanded lanais, kitchens and other layout decisions.
That flexibility is valuable, but it also makes the base price less useful by itself. If you know you want several structural changes and upgraded finishes, I would establish a realistic finished-home budget before comparing The Sanctuary against a quick move-in elsewhere in Babcock Ranch.
Private Neighborhood Amenities
The Sanctuary Amenity Package
Current William Ryan Homes information describes a private resort-style pool and gathering spaces, a modern fitness and amenity center, outdoor green space, playground and neighborhood recreation. Babcock Ranch’s community material also describes the central amenity area with a splash pad and event lawn.

This is where a community comparison becomes useful. The Sanctuary gives you a private amenity package, while the builder’s larger differentiator is personalization. If your priority is a much larger resort complex, sports-court package or waterpark-style amenity center, another Babcock Ranch neighborhood may fit differently.
Location
The Sanctuary in MidTown
The Sanctuary sits in Babcock Ranch’s MidTown area, with William Ryan Homes’ sales and model location at 16089 Mulrion Boulevard. Babcock Ranch describes the neighborhood as centrally positioned for access to current and future Village Centers and the Cypress Creek Preserve park.
That means I would evaluate The Sanctuary on two levels: the specific homesite inside the gate and how you expect to use the larger MidTown area as it continues developing.

Quick Move-In vs. Build-to-Order
A Quick Move-In Can Still Have Meaningful Choices
The Sanctuary is a good example of why “quick move-in” does not always mean completely finished and take-it-or-leave-it. William Ryan is currently advertising some homes that are already well into construction while still allowing buyers to choose finishes.
Other inventory homes may be much further along and already have most selections completed. Some current listings also advertise property-specific features such as pools, impact windows, tankless water heaters or EV-charger prewire.
Those are not blanket Sanctuary standards. If one of those features matters to you, verify it on the actual home’s specification sheet and contract rather than assuming every William Ryan home in the neighborhood includes it.
2026 District Assessments
The Sanctuary BRCISD Costs
The Sanctuary is identified by BRCISD as Village 2 Parcel 1. The published 2026 schedule includes both operations-and-maintenance and debt-service components, with the total changing by single-family homesite category.

Those are district assessments, not the entire recurring cost of owning the home. Buyers should also verify The Sanctuary HOA, Babcock Ranch master residential fees, property taxes, insurance and any other property-specific costs.
What I Would Compare Before Buying in The Sanctuary
Collection Coastal, Resort and Royal are not simply price levels. Compare homesite width, plan selection, garage configuration and BRCISD category.
Floor Plan Fifteen current designs create a lot of overlap. Start with how you actually want to use the home rather than automatically moving to the biggest plan your budget allows.
Homesite & Rear Orientation If preserve is important, identify which specific lots actually back to natural area and how deep or open that view is.
Structural Options Determine which changes must be selected before construction and which can realistically be added after closing.
Design Budget Personalization is one of William Ryan’s strengths, but it can also make the finished price materially different from the published base price.
Quick Move-In Stage Some homes still allow finish choices while others are substantially complete. Know exactly what is still selectable before you contract.
Builder Incentives Incentives can differ by home, financing option and construction stage. Compare the actual net value rather than the headline promotion.
HOA & BRCISD Use the exact homesite category and current association fees when calculating the recurring cost.
Private Amenities Decide how much you value The Sanctuary’s private pool, amenity and recreation package compared with larger amenity-focused communities.
