Sabal Glen at Babcock Ranch
Sabal Glen is an active Lennar new-construction neighborhood in Babcock Ranch’s MidTown district, offering single-family homes across the Americana Series and Executive Homes collections.
Current floor plans run from approximately 1,429 to 2,391 square feet, giving buyers a meaningful choice between smaller one-story homes and larger one- and two-story layouts. Sabal Glen’s location also puts it close to MidTown’s expanding parks, retail, dining and future mixed-use development.

Lennar currently offers homes in both the Americana Series and Executive Homes. Depending on the plan and release, buyers may encounter move-in-ready homes, homes under construction and future-release opportunities.
As of this guide’s August 2026 review, Lennar’s published base-plan starting prices range from approximately $290,999 for the Belmont to $400,999 for the Pauling. Individual quick move-in pricing can be higher or lower depending on homesite, features, incentives and construction stage.

Sabal Glen’s current lineup is cleanly divided between three Americana designs and three Executive designs. The most useful distinction is not simply “smaller versus larger” — the collections also carry different layouts, feature packages and special-assessment figures.

The old Sabal Glen lineup has already changed. Abbey, Sylvester and Sago are not part of Lennar’s current published Sabal Glen plan menu. That is exactly why I prefer checking the current builder inventory rather than relying on an older community brochure when you are ready to buy.

These are Lennar’s six currently published Sabal Glen designs. Prices below are current base-plan starting prices reviewed August 12, 2026 and can change without notice.
Belmont Americana Series

Pay attention to the actual quick move-in, not just the base plan. Lennar is currently marketing some Pauling inventory with a private pool already included. That does not mean every Pauling or every Executive homesite automatically includes or supports the same pool configuration. Compare the specific inventory home and homesite.
Lennar’s Included-Feature Approach
What “Everything’s Included” Actually Means
Lennar’s approach is different from a builder where you start with a stripped-down base home and then build a large design-center budget. Current Sabal Glen specifications show a number of commonly requested features included with the home rather than priced individually as upgrades.
Current published examples include quartz countertops, cabinetry packages, hurricane protection for windows and sliding doors, window blinds and connected-home features. The exact specifications are not identical between every collection or inventory home.
I would still review the actual specification sheet. Lennar itself tells buyers to confirm the features included in the purchase agreement. “Everything’s Included” should not be interpreted to mean that every possible option, finish or feature is standard.
MidTown Location
Sabal Glen Is Positioned Near MidTown’s Growing Commercial Core
Babcock Ranch describes Sabal Glen as being within steps of MidTown’s future epicenter of shopping, dining and entertainment. That is the location story I would focus on — not a promise about exactly how every future commercial parcel will develop.
MidTown is still evolving, but several pieces are now much more tangible than when Sabal Glen first launched. The Shoppes at Yellow Pine is open, The PKWY park network has continued to come online, and Babcock Ranch reported in June 2026 that construction on a second Publix-anchored shopping center in MidTown is well underway.
MidTown Commercial Growth Additional retail, dining and mixed-use development is planned and under construction in this part of Babcock Ranch.

The Shoppes at Yellow Pine The nearby retail center is now open with shopping, dining, services and Tampa General Hospital urgent care.
The PKWY MidTown’s interconnected park system adds trails, recreation and green space throughout this side of Babcock Ranch.
There is a tradeoff to buying in a growing part of town. You get proximity to new development as it arrives, but you may also live around active construction for a period of time. I would look at the current master plan and what surrounds the specific homesite rather than buying solely on the phrase “walkable to future retail.”

Neighborhood Amenities
Sabal Glen Keeps Its Private Amenity Package Simple
Lennar currently lists an onsite playground as Sabal Glen’s neighborhood amenity. It is not marketed with the large private clubhouse-and-pool package found in communities such as Palmetto Landing, Verde or Crescent Lakes.
That distinction matters when comparing HOA costs and lifestyle. A buyer who expects to spend a lot of time at a private neighborhood pool may prefer a different community. A buyer who expects to use Babcock Ranch’s broader amenities and values Sabal Glen’s MidTown location may not place the same value on a private clubhouse.
Onsite Playground Lennar currently identifies a playground as the neighborhood-specific amenity.
Babcock Ranch Amenities Sabal Glen residents also participate in the broader resident amenity and recreation network throughout Babcock Ranch.
The PKWY MidTown residents have access to the nearby interconnected parks, trails and recreation spaces.
Non-Gated Layout Sabal Glen is an open neighborhood rather than a gated enclave with a private resort complex.
Buyer Checklist
What I Would Compare Before Buying in Sabal Glen
Americana vs. Executive Compare more than square footage. The series have different layouts, specifications and special-assessment figures.
One Story vs. Two Story Belmont and Carson provide current single-story options, while Columbus, Edison, Hubble and Pauling give buyers different two-story configurations.
Actual Included Features Review the specification sheet and purchase agreement for the exact home instead of assuming the Everything’s Included list is identical across every plan.
Homesite Look at rear orientation, neighboring lots, future development, street position and what is planned around the home.
Pool Inventory Some current Executive quick move-ins include pools. Compare that finished inventory against adding a pool later rather than assuming the feature is universal.
Builder Incentives Incentives can be tied to a specific home, financing program or closing timeline. Compare the actual net benefit.
HOA & District Costs Lennar currently shows different special-assessment amounts between Americana and Executive inventory, so verify the exact property rather than using one Sabal Glen number.
Other MidTown Communities Compare Sabal Glen with Palmetto Landing, Crescent Lakes, Creekside Run and other nearby options before deciding that Lennar’s product or amenity structure is the best fit.
