Guide Reviewed August 12, 2026 Babcock Ranch Community Guide
Northridge at Babcock Ranch
Northridge is an active Pulte Homes community in Babcock Ranch’s WestTown area, with 322 planned homesites and a mix of one- and two-story single-family designs. Pulte currently offers homes through its Discovery and Classic series, with both builder inventory and quick move-in opportunities.
What makes Northridge worth comparing closely is the combination of several Pulte floor-plan sizes, water and preserve-view homesites, natural gas, impact glass included in the current builder offering, and the ability to compare new construction with resales from earlier phases.
Pulte Homes Active New Construction Limited Opportunities Remain 322 Homesites Natural Gas Impact Glass Included Water & Preserve Views
Northridge remains an active new-construction community. Pulte currently shows both base floor plans and quick move-in homes, while also describing the neighborhood as having limited opportunities remaining.
That makes the comparison a little different than it was earlier in the development. Depending on timing, a buyer may be choosing between a remaining homesite, a Pulte quick move-in home, and a resale from an earlier phase rather than simply picking any plan and any lot.
Thinking about buying new construction in Northridge?
Pulte’s sales team represents the builder. My role is to represent you — helping you compare the Discovery and Classic series, floor plans, available homesites, quick move-in homes, water or preserve settings, incentives, included features, HOA and ownership costs, contract terms, and resale alternatives before you decide what makes the most sense.
In many new-construction transactions, the builder pays the buyer’s agent commission. Builder policies can vary, so it is best to contact me before your first model-home visit or builder registration.
Pulte currently separates Northridge’s floor plans into two series. Rather than assuming one series is automatically better, I would compare the specific plan, homesite, included package, structural options, and total price of the actual home.
4 Current Plans
Discovery Series
The current Discovery lineup includes the Browning, Chapman, Hanover, and Thompson. These plans run from the smaller one-story Browning through the larger two-story Thompson.
Quick move-in homes in this series can also include preselected finish packages, appliances, screened lanais, smart-home features, and other builder-selected options.
6 Current Plans
Classic Series
The current Classic lineup includes the Highgate, Mystique, Spruce, Whitestone, Mystique Grande, and Yorkshire.
This group provides a broader range of sizes and configurations, including larger homes, additional bedroom and bath options, and the three-car-garage Yorkshire.

Resale buyers: an earlier Northridge home may have a model, structural option, finish package, or square footage that differs from Pulte’s current lineup. I would verify the original floor plan and then compare what has actually been added to or changed in the home.
Features Worth Comparing
What Stands Out About Northridge
Natural Gas Pulte currently identifies Northridge as a natural-gas new-construction community. Verify the gas connections and appliances included with the actual home.
Impact Glass Included Pulte currently lists impact glass as included in Northridge, and current quick move-in descriptions reference impact-resistant windows and doors.
Water-View Homesites Water-view lots are part of the current homesite offering. The actual orientation and view width can matter as much as the words “water view.”
Preserve-View Homesites Preserve-view lots provide another natural-setting option and can compare differently with water homesites depending on privacy, orientation, and premium.
Quick Move-In Inventory Pulte currently has quick move-in homes in Northridge, which may already include selected structural options, finishes, appliances, lanais, pools, or other upgrades.
Earlier-Phase Resales Resale inventory creates another comparison point, especially when an existing home already includes a pool, established landscaping, window treatments, or a preferred homesite.
Location
Northridge in WestTown
Northridge is located in Babcock Ranch’s WestTown area, with access to the broader road, trail, park, shopping, dining, and recreational network throughout the town.
When I compare a Northridge home with another Babcock Ranch option, I would look at more than the community name. The exact homesite, route to the places you expect to use most often, and whether you prefer this part of town versus MidTown or the original Founder’s Square area can all matter.

Buyer Checklist
What I Would Compare Before Buying in Northridge
Discovery vs. Classic Start with the plans that fit, then compare what each actual home includes rather than choosing a series based only on its label.
To-Be-Built vs. Quick Move-In A quick move-in may include valuable upgrades but gives you less control over selections. A remaining build opportunity may offer a different level of choice.
Water vs. Preserve Compare the actual view, rear orientation, neighboring homes, lot shape, and premium rather than assuming one view type is always preferable.
Builder Incentives Incentives can be tied to a particular home, closing date, financing program, or affiliated lender and should be compared on a net-cost basis.
Included Specifications Confirm impact glass, appliance package, flooring, cabinetry, lanai, smart-home equipment, pool, and other property-specific selections in writing.
Resale Competition Compare the builder home against existing Northridge properties that may already include upgrades and improvements you would otherwise add later.
HOA & ISD Costs Look at the full ownership structure rather than only the builder’s advertised price or monthly-payment example.
Other Communities Northridge should also be compared with Pulte and non-Pulte alternatives elsewhere in Babcock Ranch before you commit.
For community-level costs, see the Babcock Ranch HOA and ISD fee guide. Property-specific charges should still be verified for the exact home you are considering.
