Creekside Run is a gated, single-family neighborhood in Babcock Ranch's MidTown area with both new construction and resale opportunities. Dream Finders Homes is the current builder, while earlier homes in the community were built by Christopher Alan Homes.
Creekside Run has a more relaxed feel than some of Babcock Ranch's amenity-heavy communities. The homes tend to feel like they have a little more breathing room, the private amenity package is relatively simple, and the location along the PKWY puts parks, preserve and MidTown close by.

My Take on Creekside Run
Creekside Run has always felt a little more relaxed to me than some of Babcock Ranch's more amenity-heavy communities. The homes generally feel like they have a little more breathing room, and the neighborhood itself comes across quieter and less busy than somewhere like Tucker's Cove.
I also really like where it sits. In my opinion, the communities along the PKWY are in one of the better positions in Babcock Ranch. You're close to MidTown, but you also have the parks and preserve right across from you. You get access to a lot of what Babcock Ranch offers without needing all of it duplicated inside your own neighborhood.
That's actually part of why I personally like Creekside Run. There is already plenty to do throughout Babcock Ranch, and I don't necessarily want to pay for a large private resort amenity package if I'm not going to use it. Here, more of the value is in the home, homesite and location.
I think both Christopher Alan and Dream Finders have built good-looking homes here. Dream Finders stands out to me for the amount of customization and flexibility they offer. Buyers also tend to respond really well to their floor-plan layouts — especially the kitchens and primary-bath shower areas. Those are two things I think Dream Finders does particularly well.
Two Builder Eras: Why the Creekside Run Transition Matters
Creekside Run originally launched with Christopher Alan Homes. Dream Finders Homes became the active builder in 2025 and is now selling the community's remaining new-construction opportunities.
That gives buyers something you don't see in every actively building neighborhood: a choice between newer Dream Finders construction and earlier Christopher Alan homes that can appear on the resale market.
I think both builders offer a quality-looking product, but they aren't identical. Dream Finders gives buyers considerably more flexibility and customization than many production builders, while a Christopher Alan resale lets you evaluate a completed home, its upgrades, landscaping and actual surroundings before you buy.
Creekside Run HOA Fees
Creekside Run is one of the Babcock Ranch communities where the carrying-cost conversation is relatively straightforward compared with communities that add golf, club or condo association layers.
The current useful starting range is approximately $286–$344 per month. That should still be confirmed for the individual property because association budgets and fee structures can change.
ISD assessments are separate and appear through the property tax bill rather than being part of the HOA number above.
What I Verify on a Creekside Run Home
The builder transition and active construction make the individual property more important than the community name alone. These are the things I want to understand before treating two Creekside Run homes as true alternatives.
Whether the home is Dream Finders new construction or an earlier Christopher Alan resale and what warranty coverage applies.
The current association charges and what applies to that specific address.
Interior, water or preserve orientation and what is actually behind the property.
Windows, flooring, cabinetry, appliances and other features rather than assuming they are identical across builders or homes.
Current Dream Finders incentives and how they affect the effective cost compared with a resale.
Whether you're evaluating a completed home, an inventory home under construction or a build opportunity.
Creekside Run Amenities
Creekside Run's private amenity package is intentionally more modest than some of Babcock Ranch's resort-style neighborhoods. Inside the community, the main neighborhood amenities are straightforward.
Then There Is The PKWY
The bigger lifestyle advantage, in my opinion, is outside the gate. Creekside Run sits in MidTown near the PKWY and Curry Creek Preserve.
The PKWY is a 2.5-mile park corridor through the preserve with Bluebird Park, Hillcrest Park, The Lagoon, Explorers Park, Bark Park and Palmetto Park. That's a big reason I don't personally see the smaller private amenity package here as much of a negative.
You're already buying into Babcock Ranch, where there are parks, trails, events and public gathering areas throughout town. If you're someone who would rather put more of your money into the home than a private resort complex you may rarely use, Creekside Run starts to make a lot of sense.

Dream Finders Homes & Current Creekside Run Floor Plans
One of the things I think Dream Finders does particularly well here is giving buyers more flexibility than you see with some production builders. There are multiple home sizes, one- and two-story layouts, and a meaningful amount of customization depending on the home and stage of construction.
The floor plans are also one of the things buyers tend to react positively to when I'm showing Creekside Run. The kitchen layouts and primary-bath shower areas are especially well done in several of the plans, in my opinion.

Dream Finders New Construction vs. Christopher Alan Resale
This is one of the more useful comparisons in Creekside Run. I don't think the question should simply be which builder is "better." I think both builders have produced good-looking homes here.
The better question is whether the specific new-construction opportunity or the specific resale gives you more of what matters to you.

What I Compare Creekside Run With
If a buyer likes Creekside Run, the two communities that come to mind for me are TerraWalk and The Sanctuary.
I don't mean that they're identical communities. They aren't. But they can appeal to a similar buyer in one important way: someone who is willing to spend a little more for the home itself, the floor plan and a higher level of choice or customization.
The major difference is where the money and lifestyle emphasis go. TerraWalk and The Sanctuary put considerably more weight on private resort-style amenities. Creekside Run is more restrained on the amenity side, which can make sense if you'd rather prioritize the home and location.

When Creekside Run Usually Makes Sense
Creekside Run is not the community I would lead with for someone whose first priority is a huge private amenity complex. I think it makes more sense when the home itself carries more weight in the decision.

The homes tend to feel a little less compressed than in some neighborhoods, and Dream Finders offers a broad range of larger floor plans.
Buyers Who Want More Choice
Dream Finders offers more customization and flexibility than I see from some of the more standardized production builders.

Creekside Run feels more relaxed to me than some of Babcock Ranch's larger amenity-focused neighborhoods.
Buyers Prioritizing the PKWY Location
You're close to MidTown while having parks and preserve immediately nearby.
Buyers Who Don't Need Resort Amenities
If you know you aren't going to use a large private resort amenity package, Creekside Run lets more of the value proposition stay focused on the home and lot.
Higher-Level Home Buyers
Creekside Run can make sense for someone willing to spend a little more for floor-plan flexibility, customization and a home that feels less basic than some entry-level production options.
Creekside Run Location in MidTown
Creekside Run is positioned in Babcock Ranch's MidTown area near Curry Creek Preserve and the PKWY.
I personally think the communities along the PKWY are in an excellent position. You're close to MidTown and the growing commercial side of Babcock Ranch while still having parks and preserve immediately across from the residential communities.
The PKWY is a completed six-park corridor stretching approximately 2.5 miles through Curry Creek Preserve. That gives Creekside Run a different location story from communities centered primarily around their own clubhouse or private amenity complex.
Nearby communities include Verde and Palmetto Landing, which can also be useful comparisons if you're primarily deciding where within MidTown you want to live.
