Crescent Grove at Babcock Ranch — Homes, Floor Plans & Community Guide
Crescent Grove is a small, established Babcock Ranch neighborhood of 68 single-family homes built by Meritage Homes. Located off Live Oak Parkway near Trail’s Edge, Crescent Grove is now a resale community rather than an active new-construction neighborhood.
One thing that is important to understand up front is what Crescent Grove does not have. There is no private neighborhood pool, clubhouse or large amenity center inside the community. The buying decision here is much more about the home, the Meritage floor plan, the lot, the established setting and the location within Babcock Ranch.

What I Focus on in Crescent Grove
Crescent Grove is a good example of why I don’t think Babcock Ranch communities should be compared simply by counting amenities. There isn’t a private resort complex inside the neighborhood, so the value proposition here is different.
When I’m looking at a Crescent Grove resale with a buyer, I’m much more interested in the actual Meritage model, the condition of the home, the lot, what has been upgraded since it was built, and how the location works for the buyer.
The smaller size also changes the search. With only 68 homes, there simply may not be several Crescent Grove properties to choose from at any given time. That means the useful comparison may be a Crescent Grove resale versus a home in another community rather than two Crescent Grove homes sitting side by side.
One comparison I especially like here is Crescent Grove versus Crescent Lakes. Both give you Meritage construction, but Crescent Grove is an established resale neighborhood while Crescent Lakes gives buyers access to newer Meritage designs and, depending on current availability, new construction.
Crescent Grove is a completed, resale-only neighborhood. Meritage Homes is no longer selling new builder inventory here. Current opportunities are homes offered by individual owners, so availability depends on what is listed at the time you are searching.
Crescent Grove Homes & Floor Plans
Meritage built Crescent Grove using two former collections: Reserve and Classic. The legacy lineup included 11 floor plans ranging from approximately 1,269 to 3,036 square feet.
This is especially useful information on a resale page. If a listing identifies the original model, you immediately have context for the basic layout and size before comparing the property’s actual upgrades, lot and condition.

What Crescent Grove Does — and Doesn’t — Include
Crescent Grove does not have its own private pool, clubhouse, fitness center, kayak launch or large neighborhood amenity complex.
I think that distinction matters because a buyer could easily read about amenities elsewhere in Babcock Ranch and assume they belong specifically to Crescent Grove. They do not.
Instead, the neighborhood functions as a smaller residential pocket within Babcock Ranch. Owners can use applicable broader Babcock Ranch parks, trails, town centers and other shared amenities outside Crescent Grove rather than paying for a large private amenity complex inside the neighborhood.
Meritage’s Energy-Efficient Home Features
Energy-efficient construction was a major part of the Meritage product being sold in Babcock Ranch when Crescent Grove was built.
Original Meritage homes from this period were marketed with features such as spray-foam insulation, ENERGY STAR appliances, low-e windows, fresh-air management and smart-home technology.

What I Verify on a Crescent Grove Resale
Since every purchase here is an individual resale, I want to know what is true about the specific property rather than relying on what was originally advertised when Crescent Grove was being built.

Which Meritage model it is and whether the original layout has been altered.
Current HOA
The current association charges and exactly what applies to that address today.
Lot & Orientation
Rear exposure, neighboring homes, usable yard, view and the immediate surroundings.
Systems & Improvements
HVAC, appliances, flooring, paint, landscaping and other updates made since construction.
Energy Package
Which original Meritage efficiency and smart-home features remain in the property.
HOA & Property Records
Current association documents and other property-specific information relevant to the purchase.
Crescent Grove vs. Crescent Lakes
If a buyer likes Meritage Homes, Crescent Lakes is one of the most useful communities to compare with Crescent Grove.
The builder connection is similar, but the neighborhoods and purchase experience are very different.

Crescent Grove Location in Babcock Ranch
Crescent Grove sits off Live Oak Parkway near Trail’s Edge in the earlier-developed portion of Babcock Ranch.
That gives it a different location story from many of the newer MidTown communities. For a buyer who likes the established side of Babcock Ranch and does not need a private neighborhood amenity center, that distinction can be meaningful.
Internal streets include Crescent Grove Lane, Cattlemen Drive and Saddle Road.
