The community is unusually consistent from a floor-plan standpoint: the homes were built around D.R. Horton’s Carrington villa design. What separates one resale from another today is the homesite, water or interior setting, condition, owner updates, original specifications, maintenance history and current ownership costs.
Snapshot figures reflect the neighborhood as originally built. Individual homes and current inventory should be confirmed for the specific property.
My Take on The Preserve
The Preserve is one of the more unusual searches in Babcock Ranch because every villa here started as the same floor plan. That’s actually a gift for buyers who want an easy baseline — recent Carrington sales tell you a lot — but it also means the differences that do exist between two villas, like homesite, condition and upgrades, end up mattering more than they would in a neighborhood with a dozen different floor plans.
If a water view matters to you, I’d look at the actual orientation and width of the lake exposure rather than trusting a “lake view” label — some of these homesites face a much better piece of water than others, even within the same neighborhood.
Is The Preserve Still Selling New Construction?
D.R. Horton is no longer selling new construction in The Preserve. That changes how I would evaluate the community: there is no base price, builder incentive or current lot release to compare. Instead, the decision comes down to the actual villas available.
Because the underlying floor plan is so consistent, differences that might seem secondary elsewhere can matter more here. Homesite and view, orientation, flooring, windows, appliances, owner improvements, interior condition and maintenance history can create meaningful differences between two Carrington resales.
What Floor Plan Was Built in The Preserve?
The Preserve was developed around D.R. Horton’s Carrington twin-villa design. Historical builder/community materials describe the original Preserve version as approximately 1,503 square feet with two bedrooms, two bathrooms and a den.
You may see slightly different living-area figures in current MLS records, so I would verify the recorded square footage for the individual property rather than assuming every listing will display exactly 1,503 square feet.
Carrington
The original layout is a single-story attached villa with an open living area, kitchen, den or flex room, primary suite, guest bedroom, covered outdoor space and attached two-car garage.
Since these are now resale homes, I would verify the actual windows, flooring, cabinetry, countertops, appliances, smart-home equipment, lanai improvements and other specifications in the particular villa rather than relying on the original model description.
Does The Preserve Have a Private Pool?
The Preserve has a smaller neighborhood amenity package than some of Babcock Ranch’s newer resort-style communities. Its private amenities are focused around the neighborhood pool and bocce area.
Where Is The Preserve Located?
The Preserve is located off Bluebird Trail in the established western portion of Babcock Ranch. That places it among some of the town’s earlier neighborhoods and within the broader network connecting residents to parks, trails, Founder’s Square and Babcock Ranch amenities.
For buyers who are comparing The Preserve with newer villa communities, location can be just as important as the floor plan. I would think about which parts of Babcock Ranch you expect to use most often and how the neighborhood’s position fits your normal routine.
The Preserve vs. Trails Edge: How Do They Compare?
If you are looking for an established villa in this part of Babcock Ranch, Trails Edge is a natural community to keep in the comparison. Both are resale markets, but the housing mix is different.
Approximately 154 D.R. Horton twin villas centered on the Carrington design, with a private neighborhood pool and bocce. Because the base housing product is consistent, homesite, condition and owner upgrades become especially important.
An established Lennar neighborhood with both villas and single-family homes and multiple original floor plans. Buyers have more product variety, so the comparison may start with home type and plan before getting to the individual homesite. View the Trails Edge guide.
HOA, Master Association & BRCISD Assessments
Babcock Ranch uses the Babcock Ranch Community Independent Special District (BRCISD). It is an Independent Special District rather than a Chapter 190 Community Development District, but that does not mean Preserve homeowners have no district assessment or debt-service component.
BRCISD publishes annual assessment schedules, and The Preserve’s twin-villa category includes both an operations-and-maintenance assessment and a debt-service assessment. Those figures can change by budget year.
In addition, a buyer needs to understand the current Preserve association charges, Babcock Ranch master residential fees and exactly which exterior or property-maintenance responsibilities are included with the villa.
