TerraWalk at Babcock Ranch

TerraWalk is a gated DiVosta new-construction community in the Lee County portion of Babcock Ranch, planned for approximately 1,000 attached villas and single-family homes.

The current DiVosta lineup includes 16 floor plans from 1,321 to 3,970 square feet, while the completed 8+ acre lakeside amenity campus gives TerraWalk the most extensive private resort-style amenity package in Babcock Ranch.

My Take on TerraWalk

I think TerraWalk is the easiest “yes” in Babcock Ranch for a buyer who specifically wants a big private amenity campus. The clubhouse, resort pool, golf simulator, eight pickleball courts — this is the most extensive private resort package in town, and it isn’t close. If lifestyle amenities are the top priority in your search, I’d start here.

The other piece I’d flag early is the county line. TerraWalk sits on the Lee County side of Babcock Ranch, not the Charlotte County side where most of the established neighborhoods are. That can affect property taxes, school assignment and other county-administered details, so I wouldn’t assume everything transfers over exactly the way it works elsewhere in town.

I’d also tell buyers not to shop TerraWalk by plan name alone. DiVosta’s structural options can change a quick move-in’s actual size and price meaningfully from the published base plan — I’ve seen Mystique and Layton inventory homes that don’t match their base-plan square footage. Impact glass is standard across the board here, so that part you don’t need to chase down, and the roofs are slate tile rather than shingle — a real difference from a community like Northridge or Verde, where shingle is what you’ll find. Everything else — garage extensions, extended lanais, upgraded kitchens — still varies by the actual home. Compare the actual spec sheet on the home you’re looking at, not just the plan name.

With pricing spanning roughly $300,000 for a Colton villa to $800,000-plus for a Layton Grande, TerraWalk covers a wide range of buyers under one HOA and amenity structure — which also means the BRCISD assessment schedule has two separate sets of numbers for the same lot-width categories. I’d confirm the exact phase before assuming a number applies to a specific property.

How I’d approach this search: if you want the biggest private amenity package in Babcock Ranch and don’t mind being on the Lee County side, TerraWalk is worth serious consideration — just verify the actual home’s structural options and BRCISD phase before you fall in love with a floor plan name.

Is TerraWalk Still Selling New Construction?

TerraWalk currently spans three DiVosta product series: Villa, Distinctive and Echelon. The builder offers both base-plan opportunities and quick move-in homes, with current published starting prices ranging from roughly $300,000 for the Colton villa to the $800,000s for the largest Echelon design.

The range is unusually broad for one Babcock Ranch neighborhood. A buyer looking at a 1,321-square-foot attached villa and a buyer considering a nearly 4,000-square-foot Echelon home can both be shopping TerraWalk, but the ownership costs, homesites, layouts and finished prices are very different.

TerraWalk no longer needs to be described as an original 11-plan community with five newer plans added later. DiVosta now publishes all 16 plans as part of the active lineup and assigns each one to a current series.

Are TerraWalk Quick Move-In Homes Always the Same Size as the Base Floor Plan?

This is especially important at TerraWalk because DiVosta offers structural options that can change the size and function of a home. The base Mystique is published at 1,889+ square feet, while current inventory includes expanded Mystique configurations above 2,000 square feet. The same thing can happen with larger homes such as the Layton.

Impact glass is a standard DiVosta feature across TerraWalk, so that one you can count on regardless of series or plan. What does vary by the individual inventory home is things like extended lanais, garage extensions, upgraded kitchens, pools or specific view orientations. Those belong to the individual home — they should not automatically be treated as standard just because one home with that floor-plan name has them.

That is why I would compare the actual builder specification sheet and finished price of a quick move-in against the base-plan alternative, not just compare two plan names.

Are TerraWalk’s Resort Amenities Open?

TerraWalk’s private amenity campus is now substantially complete and open. The centerpiece is the completed 12,000-square-foot clubhouse, surrounded by recreation, dining and outdoor gathering spaces.

This amenity package is a real part of the ownership decision. TerraWalk is not simply a DiVosta house inside Babcock Ranch. Buyers are also choosing a neighborhood with a substantial private resort campus, so I would compare the HOA and recurring ownership costs against how much you expect to use those private amenities.
Lee County Location

Where Is TerraWalk Located Within Babcock Ranch?

TerraWalk occupies the southwestern, Lee County portion of the Babcock Ranch master plan near State Road 31 and Saw Palmetto Parkway. That distinguishes it from most of the established neighborhoods and much of the newer Midtown development located on the Charlotte County side.

DiVosta currently lists its TerraWalk sales center at 12532 Quartz Drive, Babcock Ranch, FL 33920. Some individual homes and real-estate records use Alva, FL 33920 as the mailing locality, so buyers should not be surprised to see both descriptions.

The county difference is worth paying attention to. Property taxes, district information, school assignment and other county-administered items should be checked for the specific TerraWalk property rather than assumed to be identical to a home on the Charlotte County side of Babcock Ranch.

What Are the 2026 BRCISD Assessments at TerraWalk?

The 2026 BRCISD schedule publishes two TerraWalk assessment sets for the same 34-, 50- and 64-foot single-family categories. That means I would not quote one annual TerraWalk ISD number without first identifying the exact phase and property.
