Townwalk at Babcock Ranch
Townwalk is Park Square Homes’ dedicated townhome neighborhood at Babcock Ranch, offering active new construction within a short walk of Founder’s Square and beside the developing B Street mixed-use district.
The current lineup has expanded to 12 two-story floor plans from 1,522 to 2,024 square feet, including interior and end-unit layouts, 1- and 2-car configurations, first-floor bedroom options and plans with first-floor primary suites.

Park Square Homes Is Still Actively Selling Townwalk

Park Square Homes currently advertises a new Townwalk phase and multiple quick move-in homes. Current published base-plan pricing begins at approximately $279,990, while completed and under-construction homes can differ based on building position, design package, garage configuration, incentives and construction stage.
Townwalk is also a good example of why I do not like relying on an old floor-plan brochure. The community originally launched with eight widely promoted plans, but the builder now publishes 12 active floor plans, including Grant, Monroe, Jackson and Tyler.

One detail worth verifying on the actual home: garage configuration. Park Square’s current base-plan summaries and its available-home listings do not always show the same garage count for plans such as Jefferson, Adams and Madison. Building configuration can matter, so I would confirm the actual garage on the specific homesite rather than relying on the plan name alone.
WestTown Location
Townwalk’s Location Is One of Its Strongest Advantages
Park Square Homes describes Townwalk as steps from Founder’s Square, putting residents close to the lakefront town center, events, dining and other established WestTown activity.
Townwalk also sits beside B Street, Babcock Ranch’s developing mixed-use district across from Founder’s Square. Babcock Ranch currently describes B Street as under construction and planned for completion in 2026, with dining, retail, commercial, office and residential uses.
Because it is now August 2026, I would verify which B Street buildings and tenants are actually open when you are shopping rather than relying on the original “mid-2026” target date.
Neighborhood Amenities
What Townwalk Has Inside the Neighborhood
Townwalk’s private amenity package is intentionally smaller than communities built around a private resort pool or large clubhouse. Park Square Homes currently identifies a neighborhood park with gazebo and games, benches and a dog park for Townwalk residents.
That is important to separate from Babcock Ranch’s larger amenity network. Cypress Lodge, Lake Timber Lodge, tennis, pickleball, basketball courts and other facilities shown on Park Square’s community page are broader Babcock Ranch amenities rather than all being private Townwalk facilities.
Neighborhood Park Park Square identifies a Townwalk resident park with a gazebo and field / lawn games.
Dog Park Dedicated neighborhood dog-park space is part of Townwalk’s resident amenities.
Telegraph Park Connections Park Square describes multiple connections from Townwalk into Babcock Ranch’s connected trail and park system.
Master Babcock Ranch Amenities Residents also participate in the broader Babcock Ranch amenity network outside Townwalk.
This can be a positive or a negative depending on the buyer. If you want a private resort pool outside your door, Townwalk is not built around that model. If you prefer a smaller neighborhood amenity footprint while being close to Founder’s Square and the townwide amenities, the tradeoff may make more sense.

Pay Attention to the Actual Design Package
Park Square currently states that 1GB of monthly internet service is provided to every Townwalk home. Current plan descriptions also show features such as quartz countertops, stainless-steel appliances and smart-home technology on multiple designs.
I would not treat an older Townwalk feature sheet as proof that every current building has an identical finish package. Park Square publishes separate design packages, and specifications can change by release and construction stage.
1GB Internet Park Square currently states that monthly 1GB internet service is provided to every Townwalk home.
Smart-Home Technology Current Park Square plan descriptions identify smart-home technology on Townwalk designs.
Kitchen Specifications Quartz countertops and stainless appliances appear throughout current plan descriptions, but verify the exact home’s package.
Design Packages Park Square publishes curated packages; the specific package attached to a quick move-in matters when comparing homes.
2026 District Assessment
Townwalk BRCISD Assessment
The official 2026 BRCISD assessment schedule identifies Townwalk separately as a Park Square townhome category.
$1,499.94 2026 Total Annual BRCISD Assessment
The published total consists of $648.88 in operations and maintenance and $851.06 in debt service. That is the district assessment only — it is not the complete recurring ownership cost of a Townwalk home.
Buyers should also verify the current Townwalk association fees, Babcock Ranch master residential assessment, property taxes, insurance and exactly what exterior maintenance the association covers.
Interior vs. End Unit End-unit designs such as Reagan, Monroe and Adams can change entry position, natural light and how the home relates to neighboring units.
Garage Configuration Townwalk includes front- and rear-entry arrangements as well as 1- and 2-car configurations. Verify the exact home rather than assuming from the model name.
First-Floor Sleeping Space Jackson, Tyler, Adams and Madison provide different ways to get a bedroom or primary suite on the first floor.
Building & Unit Position Compare street, park, lake, future-development and neighboring-building orientation before choosing between otherwise similar units.
Quick Move-In vs. Future Build A discounted completed home may provide more value than choosing a future release solely because its base price appears lower.
Design Package Compare the actual flooring, cabinetry, countertop and appliance package attached to the home you are considering.
HOA Responsibilities Do not assume “townhome” automatically means every exterior item is covered. Verify roof, building exterior, landscaping and insurance responsibilities.
BRCISD & Total Cost Include association fees, district assessment, master fees, taxes and insurance when comparing Townwalk against condos, villas or detached homes.
B Street Construction The long-term location is attractive, but check current construction activity and actual tenant openings rather than buying solely on future renderings.
