Waterview Landing is a gated, 96-home Toll Brothers community set on a peninsula along Lake Babcock, with water views shaping the entire neighborhood rather than being limited to a small group of premium homesites.
The community is now in its final-opportunity phase. Toll Brothers currently lists only the Anchor Collection as active, with a small number of finished quick move-in homes remaining. The broader Anchor and Gateway floor-plan lineup remains useful when comparing future resale homes.

Waterview Landing Is Almost Built Out
Toll Brothers now describes the Anchor Collection as the final opportunity to purchase new construction in Waterview Landing. The builder’s current community page shows only a small selection of completed quick move-in homes remaining rather than a full menu of buildable homesites and floor plans.
This changes how I would approach the community. At this stage, the decision is less about choosing from eleven plans and designing a home from scratch and more about evaluating the specific remaining builder homes against resale opportunities as they come to market.
The Remaining Toll Brothers Inventory Is in the Anchor Collection
Toll Brothers currently presents Waterview Landing as a one-collection community with the Anchor Collection remaining. Its current quick move-in inventory is built around the Myers plan.
The Myers is a one-story plan with an open great room, casual dining area, large kitchen island, walk-in pantry, private primary suite and covered outdoor-living space.
Toll Brothers’ current remaining homes are Designer Appointed quick move-ins, meaning many of the fixtures and finishes have already been professionally selected. That is different from entering the community earlier in the buildout and taking a new build through the full Design Studio process.
Waterview Landing Is Built Around Lake Babcock
Waterview Landing occupies a peninsula surrounded by Lake Babcock and conservation land. Toll Brothers and Babcock Ranch both describe the homes as offering water views, which is what makes the neighborhood fundamentally different from communities where only a limited group of premium lots back to water.
That does not mean every view is identical. Orientation, distance across the water, adjacent conservation land and the relationship to neighboring homes still matter. I would compare the actual view from the lanai and primary living areas rather than treating “water view” as one uniform feature.

Toll Brothers’ current Waterview Landing page identifies several features that are particularly relevant when comparing these homes with older resale inventory elsewhere in Babcock Ranch.
As always, I would verify the actual specification sheet for the individual home rather than assuming a community-level feature description overrides the contract or property-specific documentation.
Waterview Landing’s Original Two-Collection Lineup
Waterview Landing originally launched with Anchor and Gateway collections. Toll Brothers no longer presents both as active new-construction collections, but keeping the original plan names is useful because these homes will increasingly appear as resale listings.
If you see one of these names in a future listing, this gives you a starting point for understanding the home before comparing upgrades, homesite orientation and asking price.

Earlier Buyers Had Extensive Toll Brothers Personalization Options
Toll Brothers still highlights hundreds of designer options through its Design Studio on the Anchor Collection page. During Waterview Landing’s earlier build-to-order phase, that meant buyers could make substantial finish and option selections.
That matters on the resale side because two homes with the same original floor plan can have significantly different cabinetry, flooring, counters, baths, outdoor-living features and structural choices.
The remaining current builder homes are different: they are Designer Appointed quick move-ins, so many selections have already been made. I would compare the finished specification rather than valuing the home based only on the model name.
The Amenity Story Is Babcock Ranch Itself
Toll Brothers currently markets Waterview Landing around access to Babcock Ranch’s broader amenities rather than around a large Waterview-specific private clubhouse.
Residents can use applicable Babcock Ranch pools, trails, parks, gathering spaces, recreation areas, shopping and dining while living in a small gated lakefront neighborhood.
Waterview Landing Sits Along Lake Babcock in WestTown
Babcock Ranch currently classifies Waterview Landing as a WestTown neighborhood. Its peninsula setting places the community directly along Lake Babcock while maintaining access to the rest of town through the broader road, trail and golf-cart network.
This is worth comparing with other WestTown and lake-oriented options including Lake Babcock, Willowgreen and upcoming communities as that side of Babcock Ranch continues to develop.
