Crescent Lakes at Babcock Ranch — Homes, Floor Plans & Community Guide
Crescent Lakes is a gated Meritage Homes neighborhood in Babcock Ranch’s MidTown district with single-family homes, active new construction and a growing resale market. Many homesites offer lake or preserve views, and the community includes three different Meritage home collections.
Crescent Lakes is especially useful for buyers who like Meritage but want more choices than a single collection provides. You can compare smaller Premier homes, one-story Reserve plans and larger Signature homes with 3-car garages without leaving the same neighborhood.

Floor-plan information is a useful starting point, but available models, quick-move-in inventory, specifications and builder offerings can change. Property-specific details should be confirmed before purchase.
My Take on Crescent Lakes
From a location standpoint, Crescent Lakes is in a part of Babcock Ranch that I like. I tend to favor the communities along The PKWY because you are close to MidTown while also having the parks and preserve corridor right nearby.
The Meritage lineup is also useful because Crescent Lakes is not locked into one narrow type of home. A buyer can start with a smaller Premier plan, move into the one-story Reserve collection, or look at a Signature home with a 3-car garage. That creates more room to compare the home itself without immediately having to change communities.
The other thing I would pay close attention to here is the homesite. Crescent Lakes has both lake and preserve positions, but that does not mean every property has the same view or should carry the same premium. I would rather look at what is actually behind a home than rely on the phrase “lake community.”
Meritage Homes is currently selling new construction in Crescent Lakes. Premier, Reserve and Signature homes are part of the current builder offering. Previously completed homes can also return to the market as resales, so I prefer to compare both sides rather than assume the builder is automatically the better value.

Crescent Lakes is divided into three Meritage product collections. The easiest way to understand them is by looking at size, stories and garage configuration rather than treating every Crescent Lakes home as the same product.
Premier Series
Approximately 1,269 to 2,168 square feet across the broader Crescent Lakes Premier inventory.
Garage: 2-car
Stories: one- and two-story designs
Reserve Series
Approximately 1,654 to 2,190 square feet.
Garage: 2-car
Stories: current plans are single-story
Signature Series
Approximately 2,181 to 2,791 square feet.
Garage: 3-car
Stories: single-story

Meritage’s current Crescent Lakes pages advertise nine core floor plans across the three collections. The Finch also appears in current Babcock Ranch quick-move-in inventory, so I have included it here as a useful Crescent Lakes reference.

Lake, Preserve & Interior Homesites
Many Crescent Lakes homesites have lake or preserve views, but the individual lot still matters. I would not put the same value on every property simply because both listings use the word “water.”
Lake Homesites
Compare the actual width of the water view, rear exposure, neighboring homes and what sits across the lake.
Preserve Homesites
Preserve-backed positions can offer a different type of privacy and outlook than a water-oriented property.
Interior Homesites
An interior lot may make sense if the home itself matters more to you than paying an additional premium for the view.
Crescent Lakes Private Amenities
Crescent Lakes has a private neighborhood amenity center in addition to the broader Babcock Ranch parks, trails and town amenities.

Private racquet-sport courts inside Crescent Lakes.
Additional neighborhood recreation space.
I am intentionally separating those private Crescent Lakes amenities from the much larger amenity network elsewhere in Babcock Ranch. Parks, trails and other town facilities nearby are part of the broader Babcock Ranch lifestyle, not necessarily amenities owned by the Crescent Lakes association.
What I Verify on a Crescent Lakes Home
Crescent Lakes gives buyers enough different products and lot types that I would not treat two listings as comparable until I understand these details.
Collection & Model
Premier, Reserve or Signature, plus the exact Meritage floor plan.
Lot & View
Lake, preserve or interior position and the actual rear orientation of the property.
Current Incentives
What Meritage is offering on that specific inventory home and whether the incentive changes the real comparison.
Included Specifications
Flooring, cabinetry, appliances, windows and other features actually included in the home.
HOA & ISD
Current property-specific association costs and applicable ISD assessment rather than relying on an old advertised number.
New vs. Resale
Whether you are buying directly from Meritage or purchasing a completed home from an individual owner.
Meritage New Construction vs. Crescent Lakes Resale
Because Crescent Lakes now has both active builder sales and previously completed homes returning to the market, buyers can compare new construction and resale within the same neighborhood.

Crescent Grove is an especially useful comparison because both communities are Meritage neighborhoods, but they represent two different eras and two different ownership experiences.

Crescent Lakes Location in MidTown
Crescent Lakes is located in Babcock Ranch’s MidTown area along Babcock Trail near The PKWY and the Curry Creek Preserve corridor.
This is one of the things I like about this part of Babcock Ranch. You have the private neighborhood amenities inside Crescent Lakes, but you are also close to the parks and preserve system outside the gate. To me, that gives the location a little more versatility than judging the community solely by its own amenity center.
Nearby communities include Regency, Verde and other MidTown neighborhoods, so those can be useful comparisons depending on the home type and amenity package you want.
