Webb's Reserve at Babcock Ranch

Webb's Reserve is Lennar's active golf community at Babcock Ranch, built around an 18-hole Nicklaus Design course and offering everything from low-maintenance condominiums to three-car-garage Estate homes.

Lennar currently offers five collections and 17 home designs. What makes the buying decision more complicated than the floor plan alone is that current Webb's Reserve homes can carry either a bundled golf membership or bundled social membership, so membership status needs to be verified on the specific property you are considering.

Webb's Reserve currently has one of the broadest new-construction product menus in Babcock Ranch. Lennar is selling Terrace Condominiums, Veranda Condominiums, Coach Homes, Executive single-family homes and Estate single-family homes.

Current published floor plans range from the 1,120-square-foot Arbor Terrace condo to the 3,025-square-foot Aster Grande Estate home.

Lennar's sales team represents Lennar. My role is to represent you and help compare the actual membership attached to the property, floor plan, condo or single-family structure, golf or water view, builder incentives, included features, HOA costs, BRCISD assessment, contract terms and other Babcock Ranch options.

How I Would Approach It

Start With Membership and Home Type — Then Choose the Floor Plan

Webb's Reserve is one of the Babcock Ranch communities where I would not begin a buyer's search simply by asking how many bedrooms they need.

First determine whether bundled golf membership matters. Then decide whether you want condominium-style exterior maintenance, a coach-home layout or a detached single-family home. Only after those two decisions does comparing individual floor plans become really useful.

Otherwise, it is easy to compare two similarly priced Webb's Reserve homes that have completely different membership rights, maintenance responsibilities and recurring costs.

The Most Important Buyer Detail

Bundled Golf vs. Bundled Social Membership

Current Webb's Reserve inventory can include either bundled golf membership or bundled social membership. Do not assume membership type from the collection, floor plan or asking price alone.

Bundled Golf Membership The property is sold with golf membership attached to the ownership package. Buyers should verify current club dues, transfer requirements, cart or trail fees and all other membership costs for the specific property.
Bundled Social Membership The property includes social-club access rather than the same bundled golf rights. The exact amenities, club privileges and recurring charges should be confirmed from current membership documents.
Do not treat these as interchangeable. Webb's Reserve Golf Club also currently advertises a separate annual golf-pass program. That does not make a social-membership property the same thing as owning a home with bundled golf membership. If golf matters to you, I would verify both the property's bundled membership and the club's current rules before making an offer.

One thing I would not do: assume that because a Webb's Reserve plan looks familiar from another Lennar golf community, the included specifications, membership structure or finished home are identical. Compare the actual home, contract and membership documents.

Webb's Reserve Amenities

Webb's Reserve has developed into much more than a neighborhood wrapped around a golf course. Lennar's current amenity program combines golf, dining, fitness, spa and social spaces.

In summer 2026, Lennar announced the opening of the Overlook Bar & Grill and the community's Toptracer Aqua golf experience, adding to the golf and social infrastructure already being marketed throughout Webb's Reserve.

Do not assign the assessment based only on the marketing name of the home. Verify the official BRCISD category attached to the specific parcel or condominium unit.

Ownership Differences

Condo, Coach or Single-Family?

The five collections create several very different ownership experiences inside the same community.

Terrace Condominiums The smallest footprints and lowest purchase-price tier. Building-level maintenance and association responsibilities matter as much as the floor plan.
Veranda Condominiums More living space than the Terrace product with a different building layout and ownership structure.
Coach Homes Larger condominium-style homes with two-car garages and more of a residential-home feel while retaining building-level association coverage.
Executive Homes Detached single-family homes with two-car garages and lower association fees than the condominium products, but more owner maintenance responsibility.
Estate Homes Webb's Reserve's largest current detached plans, all with three-car garages and substantially larger footprints.
Membership Still Matters No matter which product you choose, confirm the bundled golf or social membership attached to the exact property.
Location

Webb's Reserve Within Babcock Ranch

Webb's Reserve sits in the northern portion of Babcock Ranch near Tucker's Cove, with the golf course itself creating much of the neighborhood's open-space character.

The current Lennar sales center is at 15099 Longs Lane, Punta Gorda, FL 33982.

The location also keeps Webb's Reserve relatively close to MidTown and the PKWY corridor while giving it a noticeably different identity from amenity-heavy non-golf neighborhoods. For buyers specifically comparing Babcock Ranch golf options, the most useful comparison is with Babcock National.

Golf Community Comparison

Webb's Reserve vs. Babcock National

Both are Babcock Ranch golf communities associated with Lennar-built housing, but I would not assume that a home in Webb's Reserve is simply a newer version of a Babcock National home.

Babcock National Established resale community with a mature golf-and-country-club setting and a different membership and ownership history.
