Edgewater is a gated Pulte Homes neighborhood of 166 single-family homes on approximately 74 acres along Lake Timber in Babcock Ranch. The neighborhood was developed around lake and preserve settings with three original homesite widths and a broad lineup of Pulte floor plans.

Edgewater is now a more established neighborhood than many of Babcock Ranch’s actively expanding communities. Resale homes make up an important part of the market, while any remaining Pulte builder opportunity should be confirmed at the time you are searching.

What I Focus on When Comparing Edgewater Homes

Edgewater is one of those communities where I think the homesite can be just as important as the floor plan. The neighborhood was intentionally developed around Lake Timber and preserve areas, so two homes with the same Pulte model can feel very different depending on what is behind them.

I would also pay attention to the original homesite width. Edgewater was built with 42-, 52- and 66-foot-wide lots, and that changes more than the distance between the houses. It can affect the yard, lanai, pool possibilities, garage configuration and overall feel of the property.

Because much of Edgewater is already established, I also like being able to evaluate the neighborhood as it actually exists. Landscaping, neighboring homes, rear views and owner upgrades are already visible instead of being something you have to imagine from a builder site plan.

How I would compare two Edgewater homes: model first, then lot width, rear orientation, view, pool or outdoor improvements, condition and current ownership costs. Square footage alone does not tell you which property is the better buy.

Edgewater is a largely built-out neighborhood with an established resale market. Pulte continues to maintain Edgewater floor-plan and appointment-based contact pages, so I would verify current builder availability rather than describe the community as permanently sold out.

Original Community Design

42-, 52- & 66-Foot Homesites

Pulte originally developed Edgewater with three homesite-width series. That is still useful information today because the homesite helps explain why similarly sized resale homes can feel quite different from one another.

The narrower Edgewater homesites generally pair with the smaller Pulte plans and provide a more compact property footprint.

The middle width provides additional side-yard room and accommodates many of Pulte’s mid-size plans.

The widest original homesites support the larger Edgewater plans and can provide additional outdoor-living space.

On a resale, I verify the actual lot dimensions. The original 42-, 52- and 66-foot series are useful categories, but the survey, property records and actual homesite are what matter for the home you are buying.

Edgewater Homes & Floor Plans

Pulte’s Edgewater lineup spans from the 1,405-square-foot Contour to the 2,808-square-foot Renown. One useful correction to the older version of this page: there are 11 named plans, including the Stardom.

Knowing the original Pulte model is particularly helpful when looking at resales because many of these plans were also used elsewhere. Once we identify the model, we can focus on what makes that particular Edgewater property different.

Pulte plan information is provided as a reference. Structural options, lofts, bedroom configurations, garage options and individual resale modifications can change the final specifications of a particular home.

Why the model names are useful: if a Mystique, Stardom or Renown hits the resale market, knowing the underlying plan gives us much more context than an MLS description that simply says “3 bedrooms and 2,400 square feet.”

Lake Timber & Preserve Homesites

The lake and preserve setting is one of the defining pieces of Edgewater. The community was laid out along Lake Timber with premium water and preserve views incorporated throughout the neighborhood.

I would still evaluate the specific view rather than treating every Edgewater homesite as equivalent. The width of the water, rear exposure, landscaping, neighboring structures and preserve orientation can all change the way a property feels.

Preserve-backed properties can offer a different feel and privacy profile than a lake-facing home.

Outdoor Living

Pool & Lanai

On a resale, an existing pool, lanai extension and outdoor improvements can significantly change the value proposition.

I would not pay a premium for the word “waterfront” alone. I want to see the actual orientation and usable outdoor space, because those are the things you experience after you own the home.

Edgewater Private Amenities

Edgewater has its own private neighborhood amenities, but the package is relatively straightforward compared with some of Babcock Ranch’s larger resort-style communities.

Edgewater also benefits from its position within Babcock Ranch, where residents can use applicable broader parks, trails and town amenities outside the gate. I prefer to keep those separate from the private Edgewater amenity list so buyers know what actually belongs to the neighborhood.

Edgewater vs. Edgewater Shores

The names make these two communities easy to confuse, and they are both Pulte neighborhoods. But I would treat them as separate searches rather than assuming one is simply an extension of the other.

Best Comparison Compare the exact home, floor plan, view, fees, amenities and lot rather than relying on the similar community names.
For me, this comparison starts with the lake and the actual home. If a buyer likes both communities, I would put the strongest available Edgewater property next to the strongest Edgewater Shores property and compare those two rather than making a blanket decision about the neighborhoods.

Edgewater Location at Babcock Ranch

Edgewater sits along Lake Timber in the earlier-developed portion of Babcock Ranch and is positioned relatively close to Founder’s Square and the original town core.

That location gives Edgewater a different feel from some of the newer MidTown neighborhoods. Rather than being centered around the newest phases of Babcock Ranch growth, it is tied more closely to the established Lake Timber side of town.

Edgewater Shores is nearby, which makes it an obvious comparison for buyers who like Pulte homes and water-oriented settings.
