Willowgreen at Babcock Ranch

Willowgreen is Lennar’s coach-home neighborhood along Lake Babcock in WestTown, combining attached ownership, two-car garages, private neighborhood amenities and a location less than one mile from Founder’s Square.

Lennar currently offers four 3-bedroom designs across Front Load and Side Load Coach Home collections, ranging from 1,710 to 2,376 square feet. The product is especially worth considering if you want more living space and garage storage than a typical condo without moving into a detached single-family home.

Lennar Is Still Actively Selling at Willowgreen

Active Builder Sales

Lennar currently lists both the Front Load and Side Load Coach Home collections as active, with Arrowhead, Bay Creek, Corsica and Monaco still part of the current floor-plan menu.

Quick move-in inventory can also be priced differently from the published base-plan price, so I would compare the actual finished homes available today rather than assuming the starting price is the best indicator of what you will pay.

Understanding the Product

What Does “Coach Home” Mean at Willowgreen?

Willowgreen is attached housing, but it is quite different from a conventional apartment-style condominium. Each residence has its own private entrance and attached two-car garage, and the floor plans are substantially larger than many traditional condo products.

The four plans also give buyers two distinctly different living arrangements. Arrowhead and Corsica are single-story residences. Bay Creek and Monaco use a two-level configuration with the garage and entry below and the primary living area upstairs.

That distinction is important. An upper residence can provide a different view and separation from ground level, but buyers also need to think about stairs. Monaco addresses that issue with its private elevator.

Maintenance is another reason buyers look at coach homes, but I would not assume a blanket “everything outside is covered” rule. The current condominium and association documents should be reviewed for exactly what the association maintains, insures and reserves for versus what remains the individual owner’s responsibility.

The biggest floor-plan decision is not really Front Load vs. Side Load. I would first decide whether you prefer ground-level single-story living or one of the larger upper-level residences. After that, garage orientation, building position and view become much easier to compare.
Plan Worth Knowing

Why the Monaco Is Different

The 2,376-square-foot Monaco is the largest Willowgreen design and the only plan in the Side Load collection with a private elevator.

The living area is upstairs, which gives the plan the elevated orientation of an upper coach-home residence without forcing the owner to rely exclusively on stairs between the garage and living level.

That can make the Monaco worth comparing even for someone who originally assumed that an upper-floor coach home would not work for them. Just remember that the elevator is still a mechanical component of the home, so inspection, maintenance and future service costs deserve consideration just like any other major feature.

WestTown Location

Along Lake Babcock and Less Than One Mile from Founder’s Square

Babcock Ranch currently classifies Willowgreen as a WestTown neighborhood. It sits along Lake Babcock, and Lennar describes the community as less than one mile from Founder’s Square.

That location is a meaningful part of the Willowgreen decision. You are close to Babcock Ranch’s established town center, events and dining while also living in a neighborhood where the lake is part of the streetscape and view experience.

Water exposure varies by building and unit. I would compare what you actually see from the Great Room, lanai and primary bedroom rather than assuming the phrase “Lake Babcock” means the same view from every residence.

Quartz Countertops Quartz is currently listed in the kitchen and on the oversized center island.

Use the actual home specification sheet. Lennar specifically notes that features can vary and that the purchase agreement controls. A quick move-in home may also have property-specific selections or features, so do not assume every Willowgreen home is identical simply because it shares the same base plan.

Babcock Ranch’s current neighborhood directory lists an exclusive neighborhood pool, pool house and fire pit for Willowgreen. Lennar also describes park space within the neighborhood.
