Sawgrass Lakes at Babcock Ranch

Sawgrass Lakes is a new gated WestTown community bringing Pulte Homes and Toll Brothers together in the Lee County portion of Babcock Ranch. The first phase includes 138 homesites, with larger single-family designs, lake and preserve-oriented lots and a noticeably more premium product mix than many of Babcock Ranch’s earlier neighborhoods.

Sales are expected to begin in fall 2026. Pulte and Toll Brothers are both preparing model homes, but as of this review the community is still in its coming-soon stage.

Sawgrass Lakes Has Been Announced, but Sales Have Not Opened Yet

Babcock Ranch formally announced Sawgrass Lakes in June 2026 and said sales are expected to begin in the fall. Pulte and Toll Brothers currently have community and floor-plan information online, but both still classify their offerings as coming soon.

That makes this a useful time to compare the builders and understand the plan menu before the first homesite decisions are made.

In many new-construction transactions, the builder pays the buyer’s agent commission. Builder policies can vary, so it is best to contact me before your first model-home visit or builder registration.
What Stands Out

Sawgrass Lakes Is Starting at a Different Product Level

The first thing I would notice as a buyer is the size of the homes being introduced here. Pulte starts with the 1,850-square-foot Highgate but extends into 4,000-plus-square-foot designs, while Toll Brothers begins its Laurel Collection above 2,200 square feet and moves into Osprey estate-sized homes over 4,000 square feet.

So I would not think of Sawgrass Lakes as simply another new Babcock Ranch neighborhood with two builders. The combination of larger plans, two- and three-car garages, gated entry, large lake and preserve-oriented homesites and Toll Brothers’ upper-end collections gives buyers a range that reaches well beyond the typical production-home starting point elsewhere in town.

The real comparison will be the finished price. Homesite premium, pool, structural selections, design choices and builder incentives can move two seemingly similar base prices in very different directions.

One useful distinction: Babcock Ranch’s launch announcement describes Pulte’s overall Sawgrass Lakes offering as ranging to approximately 4,494 square feet under air, while Pulte’s current individual base-plan cards top out at the 4,346+ square-foot Sanibel. Options and expanded configurations can change the finished square footage, so I would use the exact builder plan and contract when comparing homes.

One useful distinction: Toll Brothers originally announced 12 Sawgrass Lakes designs, but its current community page displays nine named plans. The remaining three planned designs have not yet been shown. Homesite selection, structural options, pool and outdoor living, and Design Studio selections can also make the final contract very different from the advertised collection starting point.
From My Experience

How Lot Premiums and Builder Selections Typically Work

The advertised base price is only the starting point with either builder. Pulte and Toll Brothers will typically charge an additional homesite premium based on factors such as lot size, lake or preserve position, orientation and location within the neighborhood. That premium is added before structural changes, design selections, a pool and other upgrades are considered.

Both builders offer opportunities to personalize the home, but the amount of structural flexibility and the timing of the design process are usually different.

Pulte Homes

In my experience, Pulte tends to offer the broader menu of structural options. Depending on the plan, buyers may be able to reconfigure bedrooms and dens, adjust certain living spaces, expand a garage or choose other plan-specific structural changes.

Pulte’s sales-office process usually goes well beyond pricing the structural choices. The sales consultant can typically walk you through nearly the entire home on a computer, including flooring levels with photos of the available options, countertops, appliances and other finish selections, while showing how each choice affects the price.

In practical terms, you could theoretically configure the complete home in the sales office, agree to that price and make no changes at the design center. The later appointment gives you the opportunity to see materials more closely, work with a design professional and confirm or refine the selections you have already priced.

Toll Brothers

Toll Brothers typically offers structural options as well, although the menu is generally less extensive than Pulte’s. When you choose the floor plan and homesite and prepare the contract, Toll will review the available structural choices and include the price of the structural options you select.

What you generally will not receive at that stage is the same detailed preview and pricing of the finish selections. Instead, Toll typically provides an estimated design-spending percentage based on what other buyers commonly spend relative to the sale price. After agreeing to the contract, you meet with a professional at the Toll Brothers Design Studio to choose the flooring, countertops, fixtures and other upgrades that determine the actual design total.

The biggest process difference is when the complete price becomes clear. With Pulte, buyers can often price the structural work and nearly all finish selections before the design-center appointment. With Toll Brothers, the floor plan, homesite and selected structural options are priced for the contract, but the finish selections are represented only by an estimated spending percentage until the later Design Studio process establishes the actual upgrade total.
What can usually be personalized? Depending on the builder, plan and construction stage, selections may include flooring, cabinetry, countertops, faucets, plumbing fixtures, tile, lighting and other interior finishes. Structural choices normally have earlier deadlines than decorative selections and may not be available on every plan or homesite.
My advice: Compare the complete estimated price—base home, lot premium, structural options, design-center selections, pool or outdoor living and any applicable incentives—before deciding which builder offers the better value for you. The exact process, option menu, deposits and selection deadlines should be confirmed in the current builder documents and contract.
WestTown / Lee County

Saw Palmetto Parkway on the Lee County Side of Babcock Ranch

Sawgrass Lakes’ main entrance is planned off Saw Palmetto Parkway in the Lee County portion of Babcock Ranch. Toll Brothers identifies the future community location near the intersection of Curry Preserve Drive and Saw Palmetto Parkway.

Babcock Ranch describes the site as roughly one mile from Babcock Ranch Road / State Road 31, with golf-cart access to established and developing WestTown destinations.

The county line is worth paying attention to because some services differ between Lee and Charlotte County. For example, see the Babcock Ranch utilities guide for county-specific waste-service information.

Homesite Setting

Large Lake and Preserve-Oriented Homesites

Babcock Ranch says many of the first 138 homesites overlook a large lake and untouched nature preserves. Toll Brothers separately identifies select lakefront and preserve-view homesites within its offering.

I would still evaluate each lot individually. “Lake view,” “preserve view” and “lakefront” are not interchangeable, and rear exposure, neighboring homes, width across the water and actual sight lines can affect how a homesite feels.

Toll Brothers’ current Sawgrass Lakes materials list a private neighborhood amenity program in addition to Babcock Ranch’s broader town-wide amenities.

Because Sawgrass Lakes is still pre-sales, amenity plans should be treated as current development plans and verified again when community documents and contracts are released.

Community Standards

Green-Building Standards and Fiber Connectivity

Babcock Ranch says Sawgrass Lakes homes will be constructed to Florida Green Building Coalition standards, with an emphasis on energy efficiency, water conservation and resiliency.

The launch announcement also identifies full-gig fiber-optic connectivity for the homes.

Once builder specification sheets are finalized, I would still verify what each builder includes as standard versus optional. A community-level green-building requirement does not mean Pulte and Toll Brothers will use identical windows, appliances, mechanical systems or finish packages.
Costs Still To Be Confirmed

Sawgrass Lakes HOA & BRCISD

I am intentionally not assigning an HOA or BRCISD number to Sawgrass Lakes yet.

The official 2026 BRCISD schedule contains assessment categories for Lee County parcels, but it does not specifically state which category will apply to an individual Sawgrass Lakes Pulte or Toll Brothers property. That mapping needs to come from the actual homesite and district documentation.

The same applies to the neighborhood HOA. Once the first Sawgrass Lakes contracts and association documents are available, the useful comparison will be the complete recurring-cost stack: master residential assessment, neighborhood HOA, BRCISD, property taxes, insurance and any builder- or homesite-specific obligations.

This section should be updated as soon as the first official Sawgrass Lakes fee documents are released. Until then, using a nearby community’s assessment would create more confusion than value.
