Alta Key at Babcock Ranch
Alta Key is a gated 55+ active-adult community by High Point Living in Babcock Ranch’s MidTown district, offering three compact single-story home designs, private resort-style amenities and an ownership structure that is very different from most other Babcock Ranch neighborhoods.
You purchase and own the home itself, but the homesite is held under a 99-year land lease. That helps explain Alta Key’s lower advertised home prices, but it also means buyers should compare the monthly land-lease community fee and long-term lease terms rather than looking at purchase price alone.

High Point Living currently says Alta Key’s first homes are expected to become available in August 2026, with limited pre-sales and phased releases.
The three floor plans and virtual tours are already online, but there is not yet a normal address-by-address builder inventory list that I would use to justify a separate Alta Key homes-for-sale search page.
Considering Alta Key?
High Point Living represents its own community and homes. My role is to help you evaluate the plan, homesite, land lease, monthly community fee, age and residency requirements, finish package, taxes, resale terms and alternatives such as Regency before you make the decision.
In many new-construction transactions, the builder pays the buyer’s agent commission. Builder policies can vary, so it is best to contact me before your first builder meeting, model-home visit or registration.
This is the part of Alta Key I would understand before comparing its home prices with another Babcock Ranch community.
High Point Living states that you own 100% of the home itself — the structure, finishes and upgrades — but you do not purchase the land underneath it. Instead, the homesite is subject to a 99-year land lease.
1 You Own the Home The house, interior finishes and improvements are your asset.
2 You Lease the Homesite The land underneath the home remains leased under a 99-year agreement.
3 You Pay a Community Installment The monthly fee supports landscaping, roads, amenities, management and resident programming.
This is why Alta Key and Regency are not an apples-to-apples price comparison. A lower Alta Key purchase price does not mean it has a lower total cost of ownership. Compare the purchase price, monthly land-lease community installment, taxes, insurance, utilities and future fee increases against the ownership structure and recurring costs of the alternative.

More Choice Than the Three Floor Plans Suggest
Alta Key uses a curated rather than unlimited design process. Buyers select one of the three floor plans and then personalize the home through exterior elevations, exterior palettes and interior design packages.

6 Exterior Palettes High Point offers six material palettes that can be paired with the available elevations.
3 Interior Packages Essential, Signature and Premier provide different finish levels and aesthetics.
This is better described as semi-custom or curated personalization than a traditional design-center build. The floor plan remains one of three defined designs, while buyers make choices from High Point Living’s established elevation, palette and interior-package options.

Alta Key Is Part of Babcock Ranch’s MidTown Growth
Babcock Ranch currently categorizes Alta Key as a MidTown neighborhood, putting it within the newer portion of town where parks, trails, shopping, dining and other services continue to expand.
High Point Living currently lists its Alta Key contact location at 44200 Cypress Pkwy, Punta Gorda, FL 33982.
One of Alta Key’s practical advantages is that the community has its own substantial amenity program while still being part of the broader Babcock Ranch environment.
Recurring Costs
Community Fee, Land Lease, Taxes & BRCISD
Alta Key should not be evaluated using the normal “purchase price + HOA” shortcut because its ownership structure is different.
High Point Living states that the monthly community installment covers community landscaping, roads, amenity upkeep, professional management and resident events.
Its current FAQ also says the community installment adjusts annually with CPI or a minimum of 3%. That escalation provision is important when calculating long-term ownership costs, and the actual lease should control.
High Point Living states that Alta Key does not have traditional HOA dues through its ownership model unless residents later choose to create a separate optional HOA.
That does not mean the monthly community cost is zero, and it does not remove taxes or other Babcock Ranch-related costs. High Point states that the homeowner remains responsible for property taxes relating to the home and homesite as well as utilities during the lease term.
I would not publish an Alta Key BRCISD number yet. I have not found an Alta Key-specific category clearly identified in the current official BRCISD schedule. Before purchasing, verify the actual tax bill, district assessment, land-lease installment and all other recurring charges for the specific property.
High Point Living says owners can finance their home and can sell it later. The home itself is the owner’s asset, while a future purchaser enters the community subject to the applicable lease and qualification requirements.
Financing Permitted High Point states that buyers may finance the home rather than being limited to cash purchases.
Resale Permitted Owners may sell the home, subject to the community’s lease and buyer qualification process.
Future Buyer Qualification High Point says a resale buyer must apply and qualify under the current age, residency and lease requirements.
Seasonal Living Permitted High Point states that owners may live at Alta Key part-time or seasonally.
No Short-Term Rentals High Point’s current FAQ states that short-term rentals are not allowed.
Exterior Changes Require Approval Interior personalization remains possible, while exterior or structural modifications require community approval.
The resale question deserves extra attention here. With a conventional home, buyers mainly evaluate the property and association. At Alta Key, a future buyer also needs to understand and qualify under the land lease. I would read the transfer, resale, fee-adjustment and qualification provisions before treating Alta Key like a conventional fee-simple home.
Age-Restricted Community
Alta Key Is a 55+ Community
Babcock Ranch currently identifies Alta Key as a 55+ active-adult community.
I would not assume the exact age and occupancy rules from the “55+” label alone. Buyers should review Alta Key’s current lease, residency guidelines and qualification requirements for the exact rules that apply to occupants, additional residents, resale buyers and seasonal ownership.
55+ Comparison
Alta Key vs. Regency
Alta Key means Babcock Ranch buyers now have more than one 55+ new-construction option, but the two communities should not be compared on asking price alone.
Alta Key High Point Living, 1,590–1,648 sq ft, three compact single-story plans, extensive private amenities and a 99-year land-lease model.
Regency Toll Brothers active-adult community with a much broader and larger home-plan menu, gated setting and the Veranda Amenity Center.
Alta Key can show a much lower initial home price, but that is not the whole financial comparison. The land-lease community installment, its annual adjustment, taxes and long-term resale structure need to be considered alongside Regency’s purchase price and recurring costs.
Current Land-Lease Payment Get the exact monthly community installment for the specific home and the current lease schedule.
Annual Fee Escalation Understand the CPI / minimum-increase language and how it compounds over the expected ownership period.
Age & Residency Rules Review the actual current qualification and occupancy requirements rather than relying only on the 55+ label.
Resale & Transfer Terms Understand how a future buyer qualifies and what happens to the lease when the home is transferred.
Taxes & BRCISD Verify the actual tax treatment and applicable district assessments for the specific property.
